From the time I bought the property to the time I fixed it and put it back on the market, the amount of listings in the neighborhood had nearly doubled and the prices were falling fast. As you know, 1955 Swearinger Dr was my first fix'n flip. It was in need of about 10k – 15k worth of work and was located in a "blue collar" neighborhood. I was nervous and excited at the same time, but I wasn't too worried because I have a lot of good people surrounding me to help.
I bought the property right before Thanksgiving and then sold it the middle of January. The rehab project took about 5 weeks and $10,000. We listed it Dec 19th and closed on it January 23rd.
